Project North of Briarwood and South of Stevens Road

Follow up on project. A couple members of the HOA Board met with City Engineer, Matt Cox. We asked what he thought the Planning Commission would approve as road connections for the project.
Only a connection to Stevens road without connecting to Briarwood. He said Stevens Road was built with the plan that it was a connector road. They do not want a lot of roads to intersect with it. He said the least amount of traffic coming through Briarwood was the option of hooking up to Oran and Berwick. They were built to be connected to that section of land. The Planning Commission would probably require it to be connected to Briarwood. By no connection to Stevens the traffic is greatly reduced. He said the next step for the developer is to go to the Planning Commission for approval. He said he thought that the property would have to be rezoned and a new Sub-Division Process would have to be done.
Phil said the developer, Ryan, wants to be a good neighbor, and we have asked him about the possibility of a separate construction entrance off of State Orchard or Stevens Road so heavy machinery does not pass through Briarwood.

Phil Taylor, from the Briarwood HOA Board, saw surveying stakes in the open area North of Briarwood and South of Stevens Road. He found out that Ryan Rogers (Rogers) of RCR Properties purchased the area and plans on building town homes on the land. With the exception of three lots on the far east end. They will be held to build individual homes. The Town Homes are higher end town homes like the ones east of St Patrick’s? The initial project plan is to tie into the roads Berwick Drive and Oran Drive with a loop connecting the two Briarwood streets. He said there was another option to tie into Stevens Road. He is hoping to have a new format with no access to Steven Road so it should limit the additional traffic in Briarwood. He has an Informal meeting with some of the members of the Planning Commission next week, to figure out exactly what they want to see and start moving in that direction. They are just staking a temporary road in so they can see what dirt would hypothetically need to be moved. Rogers said once he comes up with the plan to officially take to the Planning Commission, he will give the HOA Board a copy. We will publish the plan on our Website as well as our Face Book.
